As of today, the Law Society’s TA6 (6th edition) and TA7 (5th edition) are mandatory for all Conveyancing Quality Scheme (CQS) members. These updated TA6 and Ta7 forms replace all previous editions, which are no longer valid and are officially withdrawn. For firms still relying on older versions, or on paper and PDF-based processes, the deadline has passed.
This post covers what has changed in the new forms, why it matters in practice, and how tmForms can help your firm stay on top of the new requirements from day one
The Hidden Cost of Traditional TA Forms in Modern Property Law
Traditional TA forms introduce avoidable friction in the transaction process. Clients may return handwritten, incomplete or unclear forms, or they may take days to receive and return documents via post. These delays impact not only speed but also the stability of property chains.
With average transactions lasting around 16 weeks, each small delay increases the risk of fall‑throughs, mortgage expiry, and client dissatisfaction – all of which place pressure on your team and your pipeline.
What Has Changed in the New TA6 and TA7?
The 6th edition of the TA6 is the result of a year-long consultation involving more than 1,200 solicitors, licensed conveyancers, estate agents and sellers. The Law Society’s aim was to address the significant criticism directed at the 5th edition, which many practitioners found unwieldy and overly prescriptive.
The headline changes are:
- The form has been reduced from 25 sections to 15, with the following sections removed entirely: council tax, asking price, tenure ownership and charges, physical characteristics of the property, building safety, coastal erosion, accessibility, and coalfield or mining area
- Language has been simplified throughout, with clearer explanatory notes to help sellers understand what is being asked
- More questions now include a “not known” option, reflecting the reality that sellers often cannot provide definitive answers to historical questions about their property
- New questions have been added for modern property features such as EV charging points and heat pumps
- The TA7 (5th edition) has been updated in line with the TA6 changes, with duplication between the two forms removed and the structure made more logical
These are genuine improvements. The 5th edition was never popular with conveyancers, and it’s replacement has been largely welcomed. That said, a shorter form with more open-ended questions places greater responsibility on sellers to disclose what they know, and on conveyancers to follow up where answers appear incomplete or inconsistent with other documents.
One practical point worth noting: sellers who are mid-transaction and have already completed an older form will need to complete the new version if their sale completes after today’s deadline.
Why This Creates a Challenge for Many Firms
For firms still working with paper or static PDF forms, keeping pace with regulatory changes like this is harder than it should be. Tracking which edition is current, updating templates, briefing clients, and verifying that completed forms reflect the right version all add to an already pressured workload.
The new TA6 also asks more of clients in terms of accuracy. With a shorter form, there is less room for vague or partial answers. Clients who are confused by a question, or who receive forms without the accompanying explanatory notes, are more likely to leave sections incomplete or respond incorrectly. That creates follow-up work, delays, and potential liability.
These are not new problems, but the new form brings them into sharper focus.
Why Digital TA Forms Improve Accuracy and Reduce Incomplete Submissions
With the expanded scope of the TA6 (6th edition), clients are now required to provide more detailed and precise information than ever before. This increases the risk of incomplete or inconsistent responses when using traditional formats.
Not all “digital” forms are equal. Basic PDFs only replicate paper online, still presenting every question to every client.
Smart digital TA forms, like those in tmForms, use conditional logic so clients only see questions relevant to their situation.
Examples include:
- Freehold sellers never see leasehold-related fields
- Sellers with no alterations skip planning permission sections
- Flooding questions only appear if the client indicates a history of flooding
This results in fewer errors, fewer abandoned forms, and significantly faster turnaround times.
Meeting Today’s Client Expectations with Mobile‑Friendly Smart Forms
Modern clients expect digital ease – they open bank accounts online, sign agreements electronically, and complete complex forms on their phones. Sending paper TA forms or static PDFs feels outdated and often inaccessible.
tmForms offers:
- Mobile‑friendly digital TA6/TA7/TA10 forms
- Integrated e‑signature
- Accessibility for remote, international or mobility‑limited clients
- Faster submission and fewer logistical delays
This shift improves satisfaction and reduces transaction friction, and because tmForms are licensed by the Law Society, firms can also be confident they are always working from the current, compliant version. When the Law Society updates their forms, tmForms follows suit, so there’s no need to check whether you’re using the right version, and no risk of submitting a form that will be rejected.
Digital TA Forms as a Competitive Edge for Forward‑Thinking Property Lawyers
Digital TA forms aren’t just a convenience – they are a strategic advantage. Early adopters report:
- Faster client onboarding
- Stronger client satisfaction
- Reduced risk of fall‑throughs
- The ability to handle more cases with the same resources
- A differentiated client experience in a competitive market
And these operational improvements translate directly into measurable practice growth.
