Comprehensive environmental risk, backed by forward-looking climate data

tmGroup offers Dye & Durham’s Enviro range of environmental reports, giving conveyancers two comprehensive options for assessing environmental risk on residential transactions: EnviroAssure and Enviro360. Both reports combine the datasets needed to comply with the Law Society Practice Notes on contaminated land and flood risk with ClimateCheck™, Dye & Durham’s forward-looking climate assessment tool, giving a clear view of how a property’s risk profile could change over time.

EnviroAssure and Enviro360 sit alongside Groundsure, GeoCerta and Landmark on tmGroup’s platform, continuing our commitment to giving conveyancers genuine choice over search provision rather than a single, mandated report.

EnviroAssure

EnviroAssure is a highly detailed environmental search covering contaminated land, enhanced flood analysis, ground stability including coastal erosion, radon, planning, and energy and infrastructure. It also includes an assessment of the property’s energy efficiency. Built to support all residential transactions, EnviroAssure gives conveyancers a single, comprehensive report rather than several separate searches. Every EnviroAssure report includes ClimateCheck™, so alongside today’s environmental picture, you get a clear view of how flood, subsidence, coastal erosion and heat risk could change for the property out to 2030 and 2050.

Enviro360

Enviro360 is Dye & Durham’s flagship all-in-one environmental report, including everything in EnviroAssure plus a full CON29M Official Coal Mining Report. Where a coal mining risk is identified, the report includes a consultative Mine Entry Interpretive Report, giving conveyancers a clear expert opinion rather than raw data to interpret themselves. Enviro360 also carries a wider set of protections than EnviroAssure, including a Non-Coal Minerals Warranty, a £100,000 Coal Search Data Warranty, and a Cheshire Brine Screen, making it the more complete choice for transactions where mining or ground stability risk needs the fullest possible assessment.

Law Society compliant

Both reports support the Law Society Practice Notes on contaminated land and flood risk.

ClimateCheck™ included

Every report includes ClimateCheck™, giving a forward look at flood, subsidence, coastal erosion and heat risk to 2050.

ClimateCheck™, included as standard

ClimateCheck™ gives a summarised view of a property’s exposure to coastal erosion, subsidence and flooding by 2050, using UKCP18 climate models and a consistent scenario across the report, with additional short-term projections to 2030. It also includes commentary on transitional risks such as EPC ratings and insurability, plus a Heat Stress analysis showing how peak annual temperatures and the number of heatwave days could change locally by 2050, compared against national averages.

Contaminated land

Assessed to support compliance with the Law Society Practice Note on contaminated land.

Flood risk

Assessed using enhanced flood analysis across all major flood sources.

Ground stability, including coastal erosion

Ground stability assessed, including coastal erosion risk where relevant.

Radon

Radon risk assessed as standard on every report.

Planning

Planning applications and constraints reviewed as part of every report.

Energy and infrastructure

Energy infrastructure and transport links reviewed as part of every report.

Energy efficiency (EPC)

An assessment of the property’s energy efficiency is included on every report.

Coal mining

Not included on EnviroAssure. Enviro360 includes a full CON29M Official Coal Mining Report, with a Mine Entry Interpretive Report where a risk is identified.

Non-Coal Minerals Warranty

Included on Enviro360 as standard, giving added protection against non-coal mineral risk.

Cheshire Brine Screen

Included on Enviro360 where the property falls within the relevant area.

ClimateCheck™

Every report includes ClimateCheck™, covering flood, subsidence, coastal erosion and heat stress risk to 2050.
