tmgroup celebrates record AP1 applications on its Post Completion service
tmgroup is celebrating its fifth year of supporting conveyancers with integrated Post Completion services, with digital AP1 applications reaching record submission rates and a host of new system functionalities and service enhancements, for an even more intuitive, responsive service.
The tmconvey platform has been supporting property lawyers to improve their ‘digital by default’ registrations experience, which has led to an increase in AP1 submissions through the platform of over 800% year on year. In October 2023, tmgroup also celebrated a new record number of monthly AP1 submissions lodged through the tm platform.
The impressive rise in AP1 submissions on tmgroup’s tmconvey platform and latest raft of new and improved features are the culmination of their partnership approach to provide a smoother Post Completion process for benefit to everyone concerned. tmgroup has listened closely to client feedback and identified ways to improve their experience. The result is an interface that is more intuitive and delivers a number of innovative features, which bring many benefits over the traditional way of lodging AP1 applications.
Latest enhancements to the service have seen improved functionalities to further help save conveyancers’ time, minimise requisitions and reduce risk, even with the more complex cases. These include enhanced validations for Charge applications, the ability for conveyancers to record an expedite request or to submit an Alteration of Register within their applications, allowing the registrar to correct mistakes, update the register, remove an unnecessary entry or note any right or interest under Schedule 4 of the Land Registration Act 2002.
The AP1 service also now provides extra support in lodging complex commercial or infrastructure development applications for registration, with the addition of two new supporting document types for the AMS1 Application Management Service and PSS1 Pre-submission Enquiry Service.
Featuring prepopulated case details with built-in validation and error checking on its smart forms, the tmconvey platform helps conveyancers reduce the chore of double entry, minimise AP1 cancellations, reduce requisitions, and more.
Not only do conveyancers get more of their applications right the first time, they also lower their risk, thanks to accurate and reliable dashboards for monitoring activity and tracking requisitions or AP1 cancellation notifications. And since the AP1 digital form submissions are sent directly and securely to HMLR using encrypted data, conveyancers can rest assured theirs and their clients’ details are kept safe.
The software also gives legal firms far greater agility and efficiency in how they manage and resource their post completion process, as Katharine Fenn, PSL and Senior Associate at Fieldfisher LLP, explains, “tmgroup really get it. The tmgroup system allows us to create draft applications that anybody in the team can update. So one person can start the process, then someone else can pick it up. If someone is away, we can still carry on with the application.
