A new approach to environmental risk, now on the tmGroup platform

tmGroup has added GeoCerta to its panel of environmental search providers, giving you another option when assessing environmental and climate risk on residential transactions. GeoCerta was founded by Dan Montagnani, former chief executive of Groundsure, and brings together environmental, climate and planning data in a single, clearly presented report.

GeoCerta is available in three levels of cover, CORE, PRO and ULTRA, so you can match the depth of the search to the needs of each transaction. All three reports follow Law Society Practice Note guidance on contaminated land and flood risk, and are backed by £10 million of professional indemnity insurance.

GeoCerta joins Groundsure and Dye & Durham on tmGroup’s platform, continuing our commitment to giving conveyancers genuine choice over search provision rather than a single, mandated report.

GeoCerta CORE

GeoCerta CORE is the entry-level report, built for standard residential conveyancing where speed and everyday compliance matter most. It covers contaminated land assessment under Part 2A of the Environmental Protection Act 1990, including brownfield history and operational risk, along with overall and historic flood risk and an indication of insurance risk. Ground instability and radon risk are assessed, mining risk is screened, and the report flags any planning constraints affecting the property itself.

GeoCerta PRO

GeoCerta PRO is GeoCerta’s most widely used report for residential transactions, adding a broader view of risk on top of everything included in CORE. Alongside the contaminated land, flood, geohazard and planning checks, PRO introduces climate risk assessment covering both physical and transition risk, full planning information for the site and its surroundings, and energy and infrastructure data covering transport links, energy projects and proposed developments nearby.

GeoCerta ULTRA

GeoCerta ULTRA is the most complete report in the range, designed for transactions that call for the highest level of due diligence. It includes everything in PRO, plus a full mining risk assessment, including a CON29M coal mining search, and the most detailed available view of emerging and transition climate risk.
