Homebuyers

Homebuyers is Groundsure’s premium residential environmental risk report, reviewing seven key areas in a single search: contaminated land, flooding, ground stability, radon, planning, energy and transportation. It supports compliance with the Law Society Practice Notes on contaminated land, flooding and ground stability, along with the Law Society’s guidance on climate risk, including duty of care and duty to warn. Mining risk, both coal and non-coal, is screened as standard alongside ground stability and radon. Every Homebuyers report includes ClimateIndex, Groundsure’s forward-looking climate risk module covering flooding, subsidence and coastal erosion, so emerging risks can be flagged to clients before they become a problem. Flood assessment is carried out at both building and site level for greater accuracy, and the report draws on Groundsure’s National Brownfield Risk Model to give a detailed picture of contaminated land history.

Avista

Avista is Groundsure’s most comprehensive residential report, combining twelve essential searches with the same forward climate modelling included in Homebuyers, plus complete mining information. Alongside contaminated land, flooding, ground stability, radon, planning, energy and transportation, Avista adds a full CON29M coal mining search, a full non-coal mining assessment, and a Cheshire Salt Search where the property falls within the relevant area. Where a coal mining risk is identified, Avista includes an interpretive coal mine entry report as standard, giving conveyancers a clear opinion rather than raw data to interpret themselves. Like Homebuyers, Avista supports the Law Society Practice Notes on contaminated land, flooding and ground stability, and the guidance on climate risk.
