tmGroup offers Landmark’s residential environmental reports, giving conveyancers a long-established, data-led option for assessing environmental risk. Landmark draws on over 30 years of its own data holding, built up with industry experts including the Environment Agency, the British Geological Survey and JBA Consulting, to produce reports used across the conveyancing market.

Landmark’s residential suite is available in three levels, Homecheck, Envirosearch and RiskView, so you can match the depth of the search to the needs of each transaction. Landmark sits alongside Groundsure and GeoCerta on tmGroup’s platform, continuing our commitment to giving conveyancers genuine choice over search provision rather than a single, mandated report.

Homecheck Residential

Homecheck Residential is Landmark’s entry-level report, giving an initial assessment across all key environmental risks so you can quickly identify anything that might need a closer look. It covers contaminated land, flood, ground stability, radon, energy and infrastructure, with alert-level screening for coal mining and planning applications. Where Landmark’s data shows no or low coal risk, the report can certify this directly, backed by £1 million of indemnity insurance, without the need for a separate coal search.

Envirosearch Residential

Envirosearch Residential is Landmark’s core report and the most widely used in its residential range. It provides a full contaminated land liability assessment under Part 2A of the Environmental Protection Act 1990, with a professional opinion of Passed or Further Action that can be copied directly into a report on title. Flood risk is assessed in full across river, coastal, surface water and groundwater sources, and the report includes a full assessment of ground stability, radon, and energy and infrastructure data, alongside a climate change module covering both physical and transition risk. Coal mining and planning applications are covered at alert level, with the same £1 million indemnity-backed certification available where risk is low.

RiskView Residential

RiskView Residential is Landmark’s most comprehensive report, designed as an all-in-one solution for full environmental due diligence. Alongside the professional opinions on contaminated land and flood risk, which are reviewed by an environmental consultant where a high risk is identified, RiskView provides a detailed assessment of ground stability, subsidence and mining risk. Its coal assessment goes a step further than Landmark’s other reports: where a full coal report is needed, it is included automatically rather than ordered separately. The report also covers radon, a detailed review of energy and infrastructure projects within a 4km radius, and a full review of planning applications and constraints in the surrounding area.
